Steen’s Creek Landing is a strategically placed investment property that is looking for developer’s that are attracted to the strong public schools, family atmosphere and safe and enjoyable quality of life that is Florence. Located in high growth Rankin County, Florence is a small town but bedroom community to the Jackson, MS Metro area. Steen’s Creek would like to be Florence’s version of “Life, Work and Play” or mixed use development.  The site is the only site on the West side of Highway 49 that has a bridge to avoid long delays associated with rail line and daily unit trains that run adjacent to Highway 49.  Significant infrastructure has been installed since 2013, including roads, bridge at Highway 49 providing access, MDOT intersection, bike paths and water/sewer work in partnership with the City of Florence.  Target clients include grocery, home improvement, assisted living, retail, hotel, office and middle class multi-family and single family housing.

INFASTRUCTURE

WATER AND SEWER

City of Florence (Water completed Spring 2018) – 8” water line; runs east-west and closes the loop on Florence’s current water system. Florence has recently built a new water tower, so two water towers would supply this system. Sewage access is directly to the west of Steen’s Creek at the Florence Water Treatment facility.

WEST EAGLE POST ROAD

Commercial grade road was construction by Rankin County recently and opened in 2013 (Specs from H469 to Bridge: 12” crushed concrete, 4” asphalt base/1.5” surface; from the Bridge to H49: 8” clay gravel, 8.5” asphalt base/1.5” topcoat). In addition, a 2-lane bridge was also opened in 2013 and offers inhibited access to the west side of Highway 49 (over the railroad line).

HIGHWAY 49 INTERSECTION/TRAFFIC LIGHT/ EAST EAGLE POST ROAD (NOW OPEN)

Rankin County opened East Eagle Post Road directly across H49 intersection from Steen’s Creek
in late Fall 2014. A MDOT designed high volume intersection and traffic light manages the significant daily traffic that this road and West Eagle Post Road offers to area residents and school traffic from Florence High School.

ELECTRICITY AND NATURAL GAS

ATMOS Energy for natural gas. ENTERGY provides electricity to area; Southern Pine EPA is
also nearby.

FIBER/BROADBAND

Windstream Mississippi is predominant phone carrier in area.

ZONING

Currently zoned as agricultural land; @ 140 acres of hardwoods were harvested in 2009.

CONSTRUCTION GRADE SOIL MATERIAL
